My inspection schedule last week included 3 new projects in the works by Build Well Development. I’ve had the pleasure of working with Evan Parganos and his Operations Director, Jon Gyscek, for several years now. Build Well has been focused mainly on the Montauk market and for their impressive last project at 12 Tara Rd, I oversaw the draws and construction inspections from the very first shovel in the ground to the last pouf of a designer pillow placed on a sofa in the 2nd level water view great room. This was one of the most interesting builds that I’ve worked on because of the complex engineering requirements and the unique custom design of the home. Up and down three sets of stairs every week watching the rooms and features unfold like an intricate origami flower: the stunning views of beach, ocean, skyline and treetops witnessed from each of the levels was breathless. With over 9,350sf, 7 bedrooms, 7 bathrooms, and 4 half baths, it was a marvel to behold. I have the special distinction of being there step by step and witnessing the true craftsmanship of their carpenters, masons, painters, electricians, and all the other trades that come together and work so beautifully.

Screenshot_20-11-2025_85858_12 Tara Rd leaned into the water features and they built two custom gunite pools, including one with an integrated spa. The 3rd level pool extended out towards the front of structure and the infinity edge gave the illusion that water would overflow and cascade down to the 2nd and 1st floors. Walking the thin line between the frame and the pool’s edge was not for the faint hearted and I couldn’t imagine how cool it would be to swim along that long side with the lower deck pool in sight below. All the multi-level mahogany decks gave the impression of airless height and seamless flow with the clear glass railings and stairs. The green roof with a rooftop deck was the highest point on the house and the winds that whipped off the Atlantic were brisk even on a hot August day. I also must mention the 96″ x 40″ custom aquarium which just gave the perfect added touch of marine themed features. Water, Water Everywhere! Finally, the custom European aluminum windows and 40’ aluminum doors were awe-inspiring. Since I’ve been selling my own specialized line of European doors, windows and glass railings to builders and home owners (https://www.instagram.com/euwin_custom_windows/), I have a real affinity and appreciation for the beauty and quality these windows and doors afforded. Maybe next project, I will see Euwin products gracing the new home!

The three new projects are at S Duncan Rd, S DuBois Rd and Second House Rd in Montauk. Second House Rd was a knockdown and the original house was razed and the site needed some grading and filling. It was cleared and excavated then prepped for the foundation which started and now its onto the framing. The S Duncan project is moving along quickly with the drywall up. DuBois is behind the other job, with the framing almost done and some rough mechanicals getting underway. They were finishing up the roof too. They each have flat roofs and its not my favorite thing to climb up on a roof on a windy or rainy day!

But I am a total construction nerd and my favorite places to shop are building supply companies and wholesale material stores. Being on building sites every day is little like a learning lab and I’ve picked up so much knowledge and tips from these pros. As a woman, I’ve been shown nothing but respect and generosity. If I don’t know something, I ask. And generally, the folks that I’ve dealt with are glad to share their lifelong knowledge and experience with me. There is nothing like the smell of fresh-turned soil, or cedar shingles coming off a pallet, or fresh-cut warm Douglas Fir, or even the odor of wet mud in a bathroom.
